About South Ridge at the Ledges

South Ridge at The Ledges is the newest addition to The Ledges community. This gated neighborhood sits along the ridge off Ledges Drive. Each lot boasts of various, stunning, back-facing views which makes this the perfect setting for balancing wooded privacy and convenience. With the Target Center and other retail centers just down the mountain, residents can enjoy local and national shops, restaurants, banks, spas and salons, wellness centers, pet supplies, veterinary services, and a movie theater less than two miles away.

South Ridge at The Ledges shares the same amenities as The Ledges. Some of these include:

-Full professional landscape services maintaining the front and side yards of lots, open spaces, streets, trees, neighborhood parks, street lights, and sidewalks throughout the community.

-Gated community with 24/7 guards and guardhouse; security officers patrol neighborhood, check residences if requested, and will also pick up packages.

-Neighborhood parks, sidewalks, and common green spaces to exercise or picnic; Ledges gazebo is also available to reserve free of charge to residents.

-With a Ledges membership, you can enjoy a world class 18 hole golf course with driving range, swimming pool,

Frequently Asked Questions

Home construction can begin once the ARB has issued an approval letter and the plans have been signed and stamped. ARB approval is required to secure a building permit from the City of Huntsville. Once the Architectural Plan and Site Plan are approved, no changes may be made without seeking re-approval (additional fees may apply). Construction may begin, subject to all fee and escrow funds paid.

The fees are for LCA administration, garbage pickup, road maintenance reserve, guard services, security company, common area maintenance (including guard house and gates), gas lamps, and all front and side lawn total maintenance. Fees vary based on size of lots (Estate or Cottage) and number of needed garbage receptacles. The quarterly HOA fees for the Veranda Cottage lots are $1,090 ($600 assessment; $124 for the first trash receptacle, $62 for each additional receptacle; $366 yard maintenance) and Parkview Estate lots are $1,240 ($600 assessment; $124 for the first trash receptacle, $62 for each additional receptacle; $516 yard maintenance).

Currently, there is no minimum square footage required. There are limits on the total size and these are regulated by the Slope Development Regulations. Each lot has a unique maximum total building area (building footprint), a maximum impervious lot coverage and a maximum disturbed area.

Yes, the guardhouse with a security officer and gate is located off of Carl T. Jones Drive before entering the community. In addition to the guard for access control, a fully marked Riley Patrol vehicle will perform random patrol throughout The Ledges. Mobile Patrol will also check residences as requested, while homeowners are out of town and can also pick up packages and secure them at a designated area
upon request. They are available 24/7.

While there is no specific builders list, it will be advantageous for the homeowner to use a builder with experience building in The Ledges.

-The South Ridge at The Ledges ARB is a board of architectural design professionals established to review all homes to be constructed in South Ridge with respect to the community covenants and restrictions.

-This review is based on architectural style, materials and colors, exterior detailing, and site and landscape criteria. The ARB was established to protect the integrity of the community streetscape and overall theme of The Ledges, while allowing individual owners to create custom homes that are unique.

Approval by the Board must be received in writing prior to the start of any clearing, grading or construction. The review procedure has been structured to achieve a smooth and timely review from preliminary plan submittal to final site inspection and approval.
